What to Include in an Airbnb Welcome Book: The Complete Page-by-Page Checklist

Your guests will message you at 11pm asking for the Wi-Fi password. Not because they didn't read your check-in message — because check-in messages get buried, and the welcome book is the one thing sitting in the home, waiting. A good welcome book does three jobs: it answers questions before they're asked, it makes your home feel cared for, and — done right — it quietly earns you 5-star reviews.

After studying what top-rated hosts and the best-selling welcome book templates actually include, here is the complete 24-page structure.

Part 1: The pages guests look for first

  1. Cover — property name, one warm line, your best photo.
  2. Welcome page — who you are, in three sentences. A face builds trust.
  3. Wi-Fi page — network and password in the biggest type on any page. This is the most-opened page in the book.
  4. Check-in & parking — door code steps, where to park, what to avoid.
  5. Emergency page — local emergency number, nearest hospital, your phone.

Part 2: The house guide (this stops 80% of messages)

6-12. How everything works: heating/AC, TV and streaming, coffee maker, dishwasher, washer/dryer, hot tub or fireplace if you have them, and trash & recycling days. One page each, written like you're explaining to a friend — never like an appliance manual.

Part 3: Rules, kindly

13-14. House rules + quiet hours. Short beats strict: five clear lines in a friendly tone get followed more than two pages of prohibitions. State the boundary, give the reason, offer the alternative ("smoking outside by the gate is fine").

Part 4: The local guide (the part guests photograph)

15-20. Your real recommendations: top 5 restaurants with one honest line each, the coffee spot you'd walk to, grocery and pharmacy, three must-do experiences and one rainy-day plan, and how to get around. Guests screenshot this section — and mention it in reviews.

Part 5: The pages most hosts forget

  1. Check-out page — only 3-5 asks, in pictures if you can. Long check-out lists are the #1 silent review-killer.
  2. The 5-star page — explain, gently, that on Airbnb 5 stars means "as described" and anything less penalises small hosts — and invite them to message you privately first if anything wasn't perfect. Hosts who add this page consistently report fewer surprise 4-star reviews.
  3. Guest tips page — let guests leave local tips for the next guests. It costs nothing and creates a book guests love flipping through.
  4. Thank-you + return offer — a direct-booking discount code for next time.

Print or digital? Both. Print lives in the home; a mobile version (a phone-friendly PDF guests open from a QR code on a little sign) travels with them. The best-performing setups in 2026 are exactly this hybrid.
